Terms of Service
These terms describe how Sirina works and what we each agree to. We've written them to be clear and fair — in the same spirit as the rest of the platform.
The service
Sirina provides a hospitality platform — a direct-booking website, operator dashboard, booking engine, PromptPay payments, LINE integration, TM30 preparation, channel management, analytics, and support. The service is operated by Northflow Technologies AS.
Eligibility — licensed properties
Sirina is offered only to lawfully operating accommodation businesses. Each property must hold a valid hotel licence or the appropriate accommodation permit under Thai law. You are responsible for the accuracy of the information you provide.
Plans, fees & billing
Plans are sized by room count and billed annually in Thai Baht. A transaction fee of between 1% and 2.5% (depending on plan, as published on the pricing page at the time you subscribe) applies only to bookings made through your own Sirina website; it never applies to bookings from Booking.com, Agoda, or other OTAs. All fees are shown transparently in your dashboard.
Every new subscription begins with a 14-day free trial. No subscription fee is charged during the trial; you may cancel at any point before it ends and owe nothing. The transaction fee still applies to any direct bookings processed during the trial. If you do not cancel, the first annual invoice is issued when the trial ends.
The Founding 50 price lock
The first 50 properties accepted as Founding Partners receive the Premium plan at ฿51,000 per year instead of the standard ฿55,000. That price is locked: it will not be increased for as long as the property remains a continuous, paid subscriber. The lock ends if the subscription lapses, is cancelled, or is downgraded, and it does not extend to optional add-on modules introduced later, which may be priced separately. The transaction fee for Founding Partners is the Premium plan fee published at the time of signing.
Payments to you
PromptPay payments from guests settle directly into your own bank account — Sirina does not hold your funds. You are responsible for confirming receipt and for any taxes applicable to your business.
Acceptable use
Use Sirina lawfully and only for your own property's operations. Do not misuse the platform, attempt to disrupt it, or use it to handle data you have no right to process.
Compliance responsibilities
Sirina prepares TM30 information to make Immigration reporting easier, but final submission and legal compliance remain your responsibility. We provide the tools; you remain the operator of record.
Availability & liability
We work hard to keep Sirina reliable, but the service is provided on an “as available” basis. To the extent permitted by law, our liability is limited to the fees you paid for the service in the preceding twelve months.
Cancellation & changes
You may cancel at any time; your plan stays active until the end of the paid period. We may update these terms from time to time and will note the date of the latest change above.
Governing law
These terms are governed by Thai law for services provided to properties operating in Thailand. We aim to resolve any concern openly and fairly — please reach out before anything becomes a dispute.
